Project Description

GEOptimize provided the geothermal system design for a 30,000 ft² office space within the 900,000 ft² IKEA Distribution Centre in Hamilton, Ontario. The project was developed to deliver an energy-efficient, low-carbon heating and cooling solution utilizing a vertical ground source heat pump system. A detailed 8,760-hour energy model was developed to accurately characterize the building’s annual heating and cooling loads and optimize the ground heat exchanger design.

The geothermal system consists of a vertical ground heat exchanger with 10 boreholes drilled to 650 ft below grade, providing a renewable heat source and heat sink for the building’s Daikin VRF heat pump system. GEOptimize completed the geothermal field design, hydraulic modelling, header piping design, and construction documentation to ensure long-term system performance, installation quality, and seamless integration with the building’s mechanical systems.

Role of GEOptimize

GEOptimize Inc. served as the geothermal system designer and energy modelling consultant. The firm:

  • Developed a detailed 8,760-hour building energy model to determine annual heating and cooling loads.
  • Reviewed the thermal conductivity test completed by others.
  • Designed the vertical borehole ground heat exchanger and optimized borehole field configuration.
  • Designed the fusion-welded header piping system and supply/return runout piping.
  • Completed hydraulic modelling, pressure-drop calculations, and circulation pump sizing recommendations.
  • Prepared detailed AutoCAD drawings and signed-and-sealed geothermal design packages for permit, tender, and construction.
  • Developed installation QA/QC procedures, operating and maintenance documentation, and provided commissioning support.
